Finding out the actual value of your home can be tricky. The first thing to do is to sit down with a good qualified realtor in your area to see what the comparable homes are hunting property for sale in missouri for. Be sure you are seeing actual sales in your area with homes that are close to the same size, style, level, amenities and lot size. All of these are variables in finding the value of your home.
In the market as it is today you also need to take into consideration if these other homes are short sales or lender owned homes and what condition these homes are in. They may be distressed properties and difficult to compare to your home. If there are homes that are similar to yours that are still on the market it might be a good idea to see them to compare the condition and the upgrades.
When discussing property values with your realtor be sure they show you actual homes that have closed within the last six months or are currently pending or actively on the market. Homes that closed longer than six months ago will not be a comparable home when it comes time for an appraisal.
Unfortunately, if you do not make sure the research on home prices are accurate you could get an agent either telling you your home is worth more than you will actually get it sold for or even less than you could get for the home. The reason for this is if they are giving you an inflated price it might be to make you happy that this particular agent says they can get a high amount just to get the listing and then after a while on the market with no offers then let you know you need to come down on price. This is one way the are assured of getting the listing. On the other hand, an agent that gives you a price that is under market value is trying to get a quick offer and get paid and move on to the next property. This gives you the illusion that they did a great job getting your home sold quickly and they had little time to wait for a payoff. Either of these situations are not what you want.
You need to get someone that will give you real market values and coach you along the way on what to do to get the property sold. If you get an offer right away it could mean that the home was priced too low. If your home is gorgeous it could also mean that compared to the others you have a home that shows very well and is perfect for any buyer walking through the door.
Be sure your homes gets priced right the first time so that it gets sold in a timely manner. Remember that it still needs to appraise for the new lender so price the home properly.
